Face time has a different meaning for David Dalfino than it does for most everyone else. It’s not a way to make video calls to friends and family. Instead, it’s the literal definition of the word: time spent in face-to-face contact with someone. In this age of virtual meetings, Dalfino prefers to do things the old-fashioned way as an owner within the Pillar To Post Home Inspectors® network, the largest home inspection franchise in North America. Having purchased the franchise in 1998, the Livonia, Mich., resident serve homebuyers and sellers throughout the greater Metropolitan Detroit area.
The attention and professionalism Dalfino shows to his clients and professional associates doesn’t go unnoticed, and that’s why he was recently recognized as the 2023 Strategic Partner of the Year for the Greater Metropolitan Association of Realtors® the largest, local Realtor® association in the State of Michigan with more than 11,500 members.
“Dave Dalfino’s recognition as the 2023 Strategic Partner of the Year is a testament to his outstanding contributions to the real estate community,” the organization said. “His devotion to service, commitment to building relationships, focus on education, and impact on the community make him a deserving recipient of this prestigious award.”
The timing of the award coincides with Dalfino celebrating his 25th anniversary as a Pillar To Post Home Inspectors owner. It was especially meaningful to him since nominees can only be nominated by a GMAR member, such as a Realtor® or broker. The Strategic Partner of the Year award is the highest honor a Strategic Partner Member can receive from GMAR.
“I believe the No. 1 key to successful marketing is consistency. Show up to events, participate, and become a fixture for the organization. You want people shocked if you don’t come, more than surprised that you’re there,” Dalfino said. “I’ve been a member of GMAR since the beginning and engage in any opportunity that they afford me. We strive to be a consistent professional in all areas, from the reports we provide, the presentation of that information, and in our ongoing support. Our slogan is ‘Professionals supporting professionals.’ We want our clients to be served.”
Dalfino has shown the importance of building and cultivating relationships. He earns them, a notion that didn’t go unnoticed by his GMAR brethren. “At the heart of Dave’s success is his unique ability to build meaningful relationships with busy, professional Realtors®. In an industry where time is of the essence, Dave’s approach goes beyond mere transactions,” the organization said. “He understands that fostering genuine connections is essential for long-term success.”
Home inspections have become a vital part of the real estate sector, providing buyers and sellers with reliable information about the condition and value of a property. The U.S. building inspector industry, measured by revenue, is estimated to have a market size of $4.9 billion according to global research firm IBISWorld. Pillar to Post Home Inspectors has been at the forefront with its outstanding and innovative technologies that were introduced just in time to provide contactless home inspections during the pandemic.
Dalfino grew up around construction. His father was a homebuilder for more than 50 years, as well as an accomplished craftsman and inventor. Before joining Pillar To Post Home Inspectors, Dalfino spent 22 years in manufacturing engineering and property management and had been vice president of sales and engineering for a plastics company before joining Pillar To Post Home Inspectors.
“I was drawn to home inspecting because it is both an assessment of the property and an offering of education of our findings to our clients,” Dalfino said. “My previous career focused on understanding the issues and providing a service of information and solutions, so I thought it was a perfect transition.”
Today’s homebuyer – especially in the ever-changing housing market – would be wise to turn to Pillar To Post Home Inspectors, given some recent findings. According to Clever Real Estate, 72 percent of homebuyers who purchased in 2021 or 2022 have regrets over their home purchase. The most common factors that contributed to their remorse were spending too much money and rushing into buying.
And there are some other important considerations to mull in addition to a home’s square footage and number of bathrooms. Clever’s survey also found that almost half of homebuyers – 43 percent – made financial concessions like waiving a home inspection amid fierce competition for homes, according to CNBC. And skipping that home inspection can be costly. A survey from insurance firm Hippo found that most homeowners – 77 percent – had to pay for an unexpected repair within the first year of owning a house. Two-thirds of respondents said those fixes cost more than $1,000, said the CNBC report.
“The No. 1 thing a homeowner can do to help in an inspection is to provide good access to all areas of the home such as the attic, electrical panel, and crawlspaces. If we are unable to access an area, we are unable to inspect it. Additionally, providing the buyer a clear disclosure can help move your home along faster,” Dalfino said. “For the seller who wants to be ahead, we offer a pre-listing inspection. We will go through the home and evaluate it for any issues that could impede your transaction. We have clients who leave our report out during showings of their home to show to potential buyers.”
